Best place in downtown Austin We love this hotel/condo. We've been staying here several times and it never dissappoints. It is located right in downtown Austin, close to to all the activities, restaurants, and nightlife! We've stayed here since back when it was owned by The Guild. Kasa does a great job of keeping this amazing place available for guests!

There was giant cockroach in the bathroom literally so terrible I want the refund this was really terrible and it definitely ruined our whole trip

The property was comfortable, stylishly decorated, but not overly done. The location could not have been better with lots of restaurants, bars, shopping, access to walking trails, and events at Republic Park like the farmers market on Saturday morning. It was easy to get in and out of the room, and had outstanding views of Lady Bird Lake and the downtown area. The staff was very friendly, including the lobby receptionist and the maintenance team. Loved the coffee machine in the lobby. Once you get there you really don’t need a car, so much is walkable or a short Uber ride away. Would definitely stay again.

The check in and out process is a bit convoluted but the apartment was great along with the views. Very clean! Just need to follow instructions very well!

This was my first time on a business trip, and the hotel was amazing. A great view in the middle of Austin every night, and a great placement to walk around Austin in the daytime and after work. The rooms were clean, the process was so fast and easy, and the one time I needed something someone came to help very quickly and was extremely nice. I loved my stay. The views from the balcony were just so beautiful. My only wish was that my wife was there to enjoy it with me.

Pros: the property is as pictured, in a great location, and relatively spacious for a downtown high rise. The pool is nice and there is a gym. We received complimentary early check-in and were able to checkout late for a fee. For the most part, we enjoyed our stay and were happy with our apartment. Cons: the apartment decor and amenities are basic and sparse. For example, the apartment sleeps 6 yet there is only one frying pan, 4 pool towels, and 4 forks. There are very few “soft touches” like throw pillows and blankets so it feels more cold than cozy. Other Info: I read several reviews stating it was difficult to access the apartment upon arrival. We found it to be straightforward as long as you read the instructions and followed them carefully. Yes, there were multiple steps, but you are accessing a parking garage and a secure building shared with others.

The check in is extensive but easy to walk through. Our stay was perfect for what we needed with ACL- walkable and a comfortable place to get clean and sleep. Our place did not match the listing pictures and with the concrete floors and unfinished ceiling, we felt like squatters instead of guests. It was a fine stay overall.

Nice place to stay for a large group Likes: staff was attentive to our questions and missing items. great location for downtown activities. pool and fitness room were nice. Dislikes: kitchen not well stocked with utensils. missing hair dryer and short on towels to use at the pool.

Loved this beautiful property! Only issue was figuring out the parking situation and getting in the building. Mostly my fault. I should’ve read and screenshotted the instructions before hand. Had bad service in parking structure and I am unaccustomed to the traffic when trying to find the entrance to building. Again I think this was mostly on me but the process of getting in is fairly complicated and protracted. All and all we had a wonderful stay and would not hesitate to book again next time we are in Austin. Especially now that we understand the process better.

It’s corporate, so it was tough to get intouch with someone to answer simple questions. Getting from the lobby to the apt was frustrating but it was in a GREAT location and looks exactly like the pictures! It was awesome and would definitely stay again.

good stay, clean but floors and couch were dirty

Our stay was great. There must’ve been early reviews talking about the difficulty of checking in because Kasa has completely ensured it’s the easiest thing in the world now. Very communicative when I needed anything and the place was spotless. I kind of feel bad giving it four stars instead of five, but the place is pretty basic. This is because they have many units and you can tell it’s a very professional operation. That said, the unit is relatively sparse, although they had pretty much everything I needed. I would highly recommend staying here and would stay here again. A touch pricey, but that’s to be expected in Austin. The location can’t be beat. My friend and I are cigar smokers, which is forbidden even outside, but a couple blocks away is Bob’s Chophouse and you can enjoy cigars in their outdoor bar if that’s your thing. Good steaks too.

Beautiful property located downtown, walkable neighborhood with restaurants and stores. Loved free parking and the gym.

I have stayed with Kasa a few times in Austin for work trips. I really enjoyed the units which were huge and had high ceilings. There was a pool and a gym which looked awesome but I was too busy to enjoy them. Super quick walk to food and beverage options. Also the unit was very clean.

Sheets smelled odd, balcony door malfunctioned, check in/out experience could improve.

Place was beautiful, super clean and well worth it! Would definitely stay again

Amazing views of the city located right next to a very popular street with shops and a bunch of food around, had local corners stores also in walking distance. Bars and shopping very close by as 4th and 6th were very lit up at night. Unit had a wrap around balcony that was amazing and we were very high up giving us great views. Clean and smelled good

Great location and felt very secure. Place was exactly like the description. Beds were super comfortable. Kitchen and bathrooms were well equipped. Would definitely stay here again.

If you want to go to a "home away from home", THIS IS IT!!! You do ALL the work, no physical service, basically ...you are not on vacay but dealing with "home" stuff. At least at an AirBnB you speak to a human, and get service and attention. Read on and you will see what I mean. Pros - (would have qualified for 2 stars) Awesome location Security Cons- (but cons outweigh the pros) Painful check-in No service Rude residents Hassles with excess security Expect to run/clean someone else's dirty dishes upon arrival. Rules NOT set by Kasa but by the property Claim to be a "breathe easy" property but the only restriction is on smoking ... which is great for optics because...you are exposed to excess toxic fumes from huge SUVs driven by residents...with 1 person in the SUV. Don't expect cable/tv. Bring your streaming app log in OR watch the "free samsung tv". No local or other channels. Want morning coffee? Gotta bring your OWN coffee stuff. Yeup. While not 100% sure but we got a "feeling" like we were being watched electronically. In our unit - no hot hands so could not use the oven (texted to the San Francisco # and they did nothing...they are 2000 miles away and a call center), patio door lock was broken. Save yourself the hassle and the expensive rental with no physical service. I would rather stay at Hampton Inn - free buffet hot breakfast, unlimited coffee, excellent service by a human, and 1/3rd the price!

Stunning place in a perfect location would definitely recommend staying here and can’t wait to visit again.

This is a great place to stay in downtown Austin. A lot of restaurants and activities within walking distance.

Great location and very clear instructions on how to get inside. Great pool area. Comfortable beds. Plenty of space for us. There were some noises while sleeping that we could not figure out but got used to it eventually. Would recommend this unit.

I really recommend if you want to stay downtown i love it honestly.
