Positives-- the place was nice and. clean with lovely views of the lake, a nearby grocery store, and a restaurant next door. Room was comfortable and spacious. Negatives-- our check in was by code and they changed the code without telling us one day into our two day stay. We tried to call, email, and text them but there was no response for hours. We eventually figured out we had to rescan the checkin qr code to see the new code, but there was no communication about this and no way to reach them when something went wrong.

The new property is very well kept, clean, and modern. Lake views from the patio and bedrooms. Hosts were easy to communicate with and prompt with responses. Space was large and easily accommodated the 4 of us. We definitely hope to make this our new "home away from home" during the holidays.

This was the worse experience possible for our stay. (Summary: dead bugs, dried blood, 9hour wait to access our room for the night, horrendous customer service practices) People only take the time to make bad reviews, we all know that, but I can honestly say nothing I’m about to say will help me in any way as Kasa has implied they have no intention of offering me any further compensation for my awful experience. Kasa Living and The Boardwalk at Lake Anna are responsible for the worst hotel/hospitality experience I’ve ever had. For context this is a “virtual reception” hotel and our booking was for Christmas Eve as our family didn’t have enough room for all guests. This was my second time staying at this hotel but first time booking for myself. It will be the last. All the reviews that say the pillows are hard and the sheets are scratchy are true, but beyond that the two rooms we were placed in were unacceptable. The was blood on the floor of our first room so we requested a new room, both rooms had dead bugs everywhere and the second room had trash stuck to the counter in the bathroom. It took until 9 oclock at night to get the codes for our second room, 6 hours from our original request for a different room that we drove three hours from home to get to in the first place. In that six hours I had to call 5 times, write three emails, try using the chat bot twice, which never connected me to a human person, and continually text the number provided trying to get a response anywhere. I will attach photographs of both rooms in question and let you decide if you want to risk it. I sent a detailed email to the company first to see what their response would be to a failure like this and was offered a “total refund of $50” which included the $35 dollar cleaning fee and a $15 convenience fee and an apology. For context the room we booked was $168 and change. It was a king with a kitchen and our replacement room was two full (not queen) beds and a kitchen which they called a “complimentary upgrade”. If the second room they had provided had been clean and accessible quickly this review would never have happened. I’ve experienced rooms with issues before in hotels and small B&B’s, it happens, it’s a part of hospitality. But in those cases there were human receptionists and owners on site and the response was always appropriate and swift and I left those businesses happy and willing to book again. It’s not that hard unless you have a virtual system that bounces guest’s grievances from call center to call center all over earth before the issue can be resolved. I will NEVER book at this location ever again and won’t book with Kasa unless my only other option is sleeping in my car in sub zero temperatures. Kasa has no business being in the hospitality field as they have no idea how to take the thought experiment of “virtual check in” and make it something other than a ‘real life nightmare’. The reality is that people travel on Christmas and Christmas Eve and you have to be prepared as a hotel to accommodate that. There is no excuse for what we experienced and no explanation I would accept for a hotel to fail so utterly at providing a clean, safe, accessible room for paying guests. Edit: to clarify the timeline we had early check in at noon for our first room and weren't provided access to the second "upgraded" room till 9PM

Spotless A virtual check in hotel , great communication easy to check in . The room was large and so clean . Lovely views of lake Anna . Tea and coffee making facilities , a fridge which was handy . Plenty of toiletries clean bathroom . Plenty of storage . There is a restaurant next door the opening times are limited they didn't open until 11 am. Would definitely stay here again when visiting family

We stayed for business and the place was very clean. We checked in on our own, so there was no waiting in lines after a long drive.

Fabulous new hotel!! Lovely new hotel on Lake Anna. I was joining family for the Thanksgiving holiday, and while the visit was out of season, this is a lovely area. Close to Lake Anna State Park, cozy restaurant on the premises (!) and great service for a hotel type experience. Bed was super comfortable, and there were very nice common areas overlooking the beautiful Lake Anna. I stayed solo and it felt very safe, every text was answered promptly by super friendly staff. Great place! My family stayed elsewhere but the proximity is excellent to just about everything! ❤️

Full review in hopes of helping other guest: First time staying in a non-traditional hotel, so I was initially weary of booking a non-staffed location at Thanksgiving! However, it was one of the best lodging experiences I’ve ever had and I stay in hotels frequently. KASA provided clearly written check-in/out instructions. Access to the secure building and room was super easy. Facility was spotless. Elevator was quiet and stairwells were safe and clean. Staff was very responsive and available by phone 24/7 as promised; they fully answered my many pre-arrival questions. When answer was unknown, operator said they’d get back to me and they promptly did. KASA also contacted me, during my stay, to see how things were going! The surface parking lot was well-lit, safe, close to the hotel entrance and equipped with a wheelchair ramp. A full-service seafood restaurant is steps away from the room. Guest rooms are much larger than standard hotel rooms and very comfortable. Although room faced parking lot - no problem…there was an open sitting/lobby area with a huge balcony that provided great views of Lake Anna! Never encountered other guest face-to-face, but I would like to thank whoever found (and left) my grocery store rewards card in the lobby. Much appreciated! Would definitely return to The Boardwalk at Lake Anna! There were no negatives…(but as a 5’4” female, FYI - the shower head is extremely high, there’s no place to hang clothing, no desk telephone, or clock.) Almost forgot: The hotel is built on a hill - entry to 1st and 2nd floor are both ground level for those of us who want to avoid using elevator/stairs. However, the 2nd floor lake view rooms (rear of building) are raised.

The room was sparse but pleasant and clean. I would have appreciated a regular coffee maker. The view of sunrise from the room and the sunny sitting room were great. We would stay again

The property location by the lake Anna is beautiful.

We loved our stay here! Our room was incredibly spacious and everything was pristine when we arrived. The code entry system was a new experience for us in a hotel but it worked seamlessly. The lake location was peaceful and convenient especially, with the great restaurant next door.

Brand new property. Very clean. The view was good. Just the walls are too thin. Difficult to sleep when you can hear the snoring from the next room.

The hotel is nice with a good location at the lake. However, there are some glitches and getting a hold of anyone to help is nearly impossible. My nephew left his blanket there a month ago and we have tried numerous means to contact someone to help locate it and can never get in touch with anyone.

This was a great stay for me and my sister. It was unfinished when we stayed but we could tell it was brand new and it was such a great price it didn’t bother us(some of the molding in the hallway unfinished, light covers off etc. but nothing in our room just the hallways). The amenities seem nice and an awesome place to stay in the summer!

I wanted to love this property because there are not many options in the area that have a hotel-like feel, great location on the water, and a nice looking property. Unfortunately we ran into a few issues during our stay. Several of the towels we were provided were dirty. Not one to make a fuss, my husband and I were going to just share the one clean towel that was not stained and dirty. However, we were contacted about our stay while there and we let them know the towels were dirty, with photos attached. The service line apologized profusely and said they would send housekeeping to our unit to give us new ones, which would require them to enter the unit. I let them know that was fine. We were in town visiting friends so we’re not there when they came in but they dropped off more towels. When we came back to our unit we found the door has been left unlocked for over 7 hours and the newly fresh towels were still dirty/stained. I reached back out to the service line, letting them know they were dirty and the unlocked unit and was told they would look into it and send new ones. We never heard back before our check out the next day. Some other reviewers commented on thin walls and that is definitely true. We were not provided any ear plugs but it would be a good idea to bring some of your own. We could easily hear people talking in the room next door. I often felt like we had to talk in hushed tones as to not disrupt our wall neighbors. The room itself was clean with a minimalist aesthetic. The view from the main floor was beautiful. All in all this place has the ability to be a nice stay but I think they are working through alot of kinks.

The property was beautiful. It was quiet and the check in process was unique but easy. The only thing I could critique is there was no option for a close breakfast. There was a nice seafood restaurant next door but only open for lunch or dinner.

The building is brand new and is well-designed. The best part was the employee that we met, Christy, who went out of her way to help us with some things.

Easy check in on my phone. Just use a code to get into the property. It was seamless from a service standpoint. The room was big and clean, the bed was very comfortable. I only stayed one night but would definitely recommend it to others. Great price for what you get.

Great value for the price I was there in the fall and the area is very beautiful with the leaves changing. Beds are super comfortable. Very clean and affordable. Rooms are big. Good value for the money. Would definitely recommend to anyone looking to visit Lake Anna.

This location was interesting.. I had not looked into it enough to fully understand in advance what it is.. Basically it is an Oversized airbnb. Enter the building or room using provided codes. The room was very large. Seemed as if not quite complete.. My room had two queen beds in it to occupy up to 4. yet there were only 2 towels in the bathroom.. There were more available in the storage supply. located on the 4th floor. aside from that detail the only real complaint was that the water pressure was very weak & the shower/ pipes very loud from outside the shower. This is a great/ new location it seemed like there may have only been 1-2 other guests.

Clothes Hanger Making the arrangements were easy the virtual check in was no issue. If something does go wrong being virtual I'm not sure how that is handled. The room was clean and large. The location was great. My reason for only 4 stars is because there is no place in the room to hang clothing and only 1 towel rack

My husband and I wanted a small getaway for our anniversary and we're glad we chose this hotel! We're big golfers and wanted to check out Cutalong golf course and this was the closest lodging option that they recommended. Service was nice as they also surprised us with some goodies and a bottle of champagne for our anniversary. The hotel was clean and new. The only thing is that the walls are a bit thin. They did provide sleeping ear plugs and a sound machine which we both used. all in all it was a great first experience with them and would consider going back!

The Boardwalk Hotel is an excellent hotel in a hidden gem location. Our stay was comfortable and the staff we talked to were friendly and helpful. Kristy is simply the best. I could tell she cares about the property and our experience. I personally liked the easy check in process through my phone and browser and I loved having a code to get me in the building and in my room. It’s unique but easy and convenient.

Had a great visit to Mineral. Hotel was beautiful. Experience was low key and hands off, but when i needed something the team was quick to respond. The location was perfect for our visit to Cutalong.

Lovely fall weekend on the lake Great location with restaurant right next door. The views of the lake and fall foliage were incredible from the common area and large deck. Since the hotel is brand new, everything is very modern and the decor was smart and fresh. We stayed in a king room which had a mini-fridge and very comfortable bedding. The two bedroom options with kitchenette will be wonderful to try on our next trip with friends.

I attended the grand opening for this hotel. It has its pros and cons. For example, there are no ice machines or vending machines of any kind, and there's no guest laundry facility. If it's late night and you get thirsty or hungry, you'd better have brought your own snacks and drinks, or you'll be hopping in the car to drive to the only place that will be open - Sheetz (17 minutes away). Also, only rooms with kitchens have microwaves right now. They said they're looking into solutions for putting microwaves in the other rooms. Another difference in this hotel is that the beds are closer to the ground so if you're used to a regular or taller bed at other hotels, just know that you're not going to get that here. The sofa in the suite doesn't seem to be meant for comfort or cozying up with family or loved ones; it's rather stiff and has no arms. There's one elevator and I didn't see any luggage carts, so if you have quite a bit of baggage, you may have to make multiple trips. Also, the suites do not have closets right now, but they are working on a solution for that. Until then, be prepared to put your clothes in the drawers. As for the balconies, they are different sizes, and some are too small, so you can only go outside and stand - won't be able to sit and relax in a chair, which is especially disappointing if you pay for a suite and have a beautiful view of the lake. On the other hand, the rooms are spacious, the TVs are great, all rooms have refrigerators, if you get a room on the back left side facing the lake, then you'll have a beautiful view, there's a nice area on the 1st floor for small gatherings, it's brand new and clean, the lobby and outdoor patio area are great, and you can send a text to get service!! I think this hotel will be much better to stay at when the additional conveniences are added. But if you don't care about those things, then this is the perfect hotel for you!

The rooms were impeccably clean, comfortable, and beautifully designed, with all the amenities we could ask for. The location is perfect, the view is gorgeous and peaceful for a relaxing stay. There is a restaurant next door and the food—delicious! We had a fantastic time and would highly recommend this hotel to anyone looking for top-notch service and comfort. Can’t wait to come back!”

My stay at the Kasa Boardwalk was an excellent experience. The full kitchen was well outfitted, the bed was beautifully outfitted and comfy. The view of Lake Anna was a treat! Lovely hotel.

Our one-night stay at Kasa's Boardwalk Hotel at Lake Anna was very enjoyable! My husband and I arrived in time to watch the sunset over the lake and enjoyed playing mini golf next door. Kasa's accommodations were very clean and modern. Thank you!

Clean and modern aesthetics. Love the simple decor and atmosphere. Did not care for the virtual concierge. Miscommunication between booking confirmation and actual room assignment during check-in. It was handled poorly and did not get resolved during stay. Great value as we were one of the first guests. Location was okay, not much to do as everything nearby is closed on weekdays. Not fun for families with kids, might be desirable for a relaxing couples getaway at the lake.
